How it works

Rent Reasonableness Checker

The problem: Pulling comparables by hand treats a renovated unit and an unrenovated unit on the same block as if they were the same.
From pulling rental listings by hand and guessing at unit condition → To a proposed rent checked against HUD’s Small Area Fair Market Rent for the unit’s ZIP code, nearby comparables and the unit’s actual condition from photos, ending in a PDF report your staff approve.
How it works
1. Enter the address, property type, bedrooms, bathrooms and square footage, and upload 5 to 10 photos of the unit. You can also attach an AffordableHousing.com rent report.
2. MABLE verifies the address and pulls the HUD Small Area Fair Market Rent (SAFMR) for the unit’s ZIP code and bedroom count.
3. MABLE finds comparable units nearby, scores the unit’s condition from the photos and proposes a rent with its reasoning.
4. A MABLE specialist reviews it, you see the status at every step, then the final report appears in your portal.
